Our Pre-Construction Process

Initial Meeting

We will meet with you to discuss the timeline and priorities of your project.

Pre-Construction Agreement

We will present you with an agreement outlining the preconstruction services that we will provide you prior to beginning of construction, including cost and schedule planning, permitting, and plan review. At this point you will also be given access to our Construction Management software that will also allow you to view and track all activity happening on your project.

Schematic Budget

Based on our in-house historical data, we will draft a schematic budget and identify any factors that could contribute to an increase or decrease in this number.

Project Development

We will begin to build a team to best suit the needs of your build, and discuss mechanical systems, finish selections, and work directly with your architect to create the best plan to execute your construction project efficiently and within budget.

Construction Documents

During this phase we work directly with you and your architect to iron out the details and assist you in making all the necessary selections (fixtures, appliances,  finishes, etc).

Detailed Estimate

Once we have received the approved Construction Documents provided by the architect, we will reach out to our network of skilled trade partners to begin finding the best fits for your project, and create a detailed estimate and a comprehensive proposal.

Contract

Once we receive the final drawing set, we will make any last-minute adjustments to the estimate and review the contract with you before signing. Pricing is based on your requirements and the architect’s specifications. If your requirements change after that point, the price of the project will change.

Our Construction Process

Permit Application

We will review the building plans and begin applying for the necessary permits. We will also familiarize the local building inspector with the project to ensure no surprises come up.

Project Planning

Once we have permits, we build out a schedule with our team and trusted trade partners. During the construction process we review this schedule one a weekly basis and review with Trade Partners to ensure the schedule is accurate.

Billing

Invoicing occurs on a monthly basis and will include a breakdown of the work completed, including materials, subcontractor fees, rentals, and permits, to name a few. Our construction management software allows you to track budgets, change orders and payments all in one place.

Project Completion

As your project comes to an end, your Project Manager will review the work with you and create a punch list of final items that need to be finished.

Continued Property Maintenance

We offer all clients our services after their home is completed. We are happy to continue working with you on small projects and repairs, as necessary. In addition, we will also assist in keeping your newly built property in the same condition for as long as you employ us to do so. This includes regular inspections, scheduling regular maintenance and annual services, seasonal opening/closing, pool care, and more.
